Originally built in the early 1900's this Duluth, MN home was experiencing some foundation trouble. It was first built in another part of the city and moved onto a new foundation where it is now located. After receiving a referral from another contractor, they contacted DBS for a free, no-obligation estimate for the foundation work.
DBS Design Specialist James Miller visited the home and provided a thorough inspection as well as an estimate for the bowing basement walls. He proposed our PowerBrace™ Wall Bracing System and GeoLock™ Wall Anchor System to permanently stabilize and restore the cracked and bowing walls.
DBS Foreman Joe Harris and his crew installed 4 GeoLock™ Wall Anchor System. To install this system, earth was removed outside the home and GeoLock earth anchors were installed. They were then connected to a long, galvanized steel rod to Wall Plates on the foundation's interior. These steel rods will be tightened over time by our service department with the goal of restoring the wall to its original position.
The homeowners were happy with the work done and can now count on a fully stabilized foundation.
This Duluth, MN garage was built in 2005, but was settling significantly. After living in the home for 10 years the homeowners were looking for a permanent solution to the issue. This caused settling in the foundation, creating cracks in the basement floor and allowing water to reach the home. Worried about the issue getting worse, they reached out to DBS for a permanent solution.
DBS Design Specialist Nathan Schroeder is an expert in foundation repair. After visiting the home and providing a free, no-obligation estimate for the work done, he determined that the garage needed assistance from our structural and concrete repair teams.
First, our Foundation Repair Foreman Zach Royer and his crew excavated the exterior of the garage in order to perform a lift procedure. Our team installed 4 push piers total at the exterior base of the garage. Steel brackets are first attached to the foundation footing and then galvanized steel piers are hydraulicaly driven into the ground to weight-bearing soils. The weight of the structure is then transferred to the competent soil.
When spring comes, our Concrete Repair production crew will be able to finish leveling the garage slab and driveway. They will fill any voids cause by sediment washout with PolyLevel, our 2-part expanding foam designed to lift and level sinking concrete.
The homeowners were happy with the work done and can now depend on a safe and comfortable home for years to come.
