What Causes Sunken Concrete?
The owner of this home reached out to DBS looking for help with their sunken front steps and sidewalk. Our Design Specialist went out to the property and captured this photo showing how unlevel the front walkway is. Our Design Specialist informed the owner that this happened over the years as the soil beneath the concrete washed away with rain and frost.
Soil Voids Cause Sunken Concrete
As it rains, the soil beneath concrete is washed away, leaving behind voids for the concrete to sink into over time. Frost also causes concrete to heave and shift as it freezes and thaws.
Concrete Steps Detach From House
Our Design Specialist also captured this photo. The staircase is pulling away from the home as it sinks into the ground on the left side. This poses a risk for tripping hazards.
How to Fix Sunken Concrete
Take a look at the bubble mark on this level! For concrete leveling projects, we use our PolyLevel® product to lift and level concrete. It is waterproof, online traditional mudjacking that will only wash away again over time.
Repair or Replace Concrete?
The sticker price of replacing might look less than repairing, but replacing concrete won't solve the issue causing it to sink in the first place, soil. PolyLevel® fills voids and won't wash away over time whereas concrete that is replaced will only begin to sink within a few years of installation, and you'll have to start all over again.
